An appraisal report must reflect a credible estimate of value and identify each of the following:

  • The client and other intended users
  • The intended use of the report
  • The purpose of the assignment
  • The type and definition of the value reported
  • Effective date of the appraiser's conclusions
  • Relevant property characteristics (e.g. location, physical attributes, legal attributes, economic attributes, and estate items included in the appraisal such as personal property and fixtures)
  • All known easements, restrictions, encumbrances, leases, reservations, contracts, declarations, special assessments, ordinances, etc.
