An appraisal report must reflect a credible estimate of value and identify each of the following:
The client and other intended users
The intended use of the report
The purpose of the assignment
The type and definition of the value reported
Effective date of the appraiser's conclusions
Relevant property characteristics (e.g. location, physical attributes, legal attributes, economic attributes, and estate items included in the appraisal such as personal property and fixtures)
All known easements, restrictions, encumbrances, leases, reservations, contracts, declarations, special assessments, ordinances, etc.
